Learn more about how we build homes built on relationships by visiting kbhome.com.JOB SUMMARY: The land development Superintendent will perform all technical aspects of site development management (Offsites construction management), tract acceptance & Offsites contract management over multiple regions. This position is also responsible for working closely and reporting to the Construction Manager of Land Development on all aspects of land development bidding and contracting tasks. 50 - 75% of the time in the field. 25 - 50% of the time in the office. This position is split between the Division office and field locations. ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Site Development Management:
    • Prepare projected construction schedules if requested, implement, maintain and update construction schedules
    • Schedule and conduct contract and scope of work briefing meetings
    • Review plans for accuracy and completeness
    • Maintain project plan files and daily logbooks to ensure proper record keeping should it be needed in future
    • Schedule and conduct pre-construction meetings with subcontractors, governmental agencies, utility companies, consultants etc.
    • Observe and ensure job site is properly manned by subcontractors
    • Daily coordination of governmental officials and inspectors, consultants, subcontractors, construction staking providers in execution of site development tasks
    • Monitor subcontractors' work and/or utility companies' work for compliance with construction schedule and workmanship to assure completion of all projects on time and within budget, and provide updates weekly to Construction Manager Land Development
    • Maintain SWPPP compliance on all communities and interface with inspection subcontractor
    • Ensure dust control is maintained in accordance with Department of Air Quality
    • Tract Acceptance and Bond Exoneration:
      • Schedule and participate in municipal inspections to achieve final acceptance of improvements
      • Address municipal punch-list items for final acceptance and coordination with sub-contractors
      • Follow-up with municipal agencies to obtain final sign-off letters for bond exoneration and participate in bond exoneration meeting as necessary.
      • Bidding & Contract Management:
        • Review Bid Forms, Bid Spreads, Bid Analysis & Recommendation for Bid Awards to the Construction Manager for Approval
        • Review and approve subcontractors' and consultants' progress billings
        • Review and negotiate subcontract change order requests and provide recommendation for approval or denial
        • Provide cost impact to budget due to change orders and participate in monthly land development budget update meeting
        • Provide projection of upcoming extra work and report to the Construction Manager its cost impact to the budget at all times.
        • Prepare cost estimates, budgets and schedules for all projects, and track and manage them accordingly.
        • Special Assignments as may be required, such as management of project account receivables, preparation of request for reimbursement package, assistance in bidding special projects etc.EDUCATION/EXPERIENCE/MINIMUM REQUIREMENTS: Education:
          • College Degree preferred
          • Degree in Civil Engineering or Construction Engineering & Management is ideal.Experience:
            • The ideal candidate will have 3 to 5 years of site development construction management experience.Knowledge, Skills & Abilities:
              • Proficient in using Microsoft Office Suite, Excel, Word and Microsoft Project Scheduling Software
              • Must be highly organized, detail oriented and self-motivated
              • Must have excellent communication, follow-up and problem-solving skills
              • Ability to multi-task and take initiative is a must
              • Knowledge of AS400 a plus
              • Willingness to travel is required
              • Must be familiar with blueprints, grading plans, improvement plans, landscape plans etc.
              • Strong financial and accounting skills, as well as analytical skills Work Requirements:
                • Must work 8-hour days (during core business hours) with flexibility for longer hours as needed
                • Valid driver's license required
